Hail damage on roof

From the Obvious to the Not-So-Obvious, These 10 Things Are Telling You to Call a Roofer

At Coastal Roofing Pros, we’ve got a lot of local experience here in central and coastal Florida. So we know what to look for when we’re assessing the condition of a roof. Our humid climate, intense sun, and severe storms can do a number on a roof, so we recommend checking your home twice a year for indications of damage or wear-and-tear. Read on for a good sense of what to look for, but if you want an expert opinion, we’re happy to come out and give you and honest, no-pressure assessment.

TEN WARNING SIGNS TO WATCH FOR

THE DRIPS

We know, we know. This one is REALLY obvious. But we’d be remiss if we didn’t say that water leaking into your home is a definite reason to call a roofing contractor ASAP! If you do have a leak, take steps to minimize water damage as quickly as you can. If it’s a slow drip, a bucket under the leak might do the trick until you can get a roofing contractor out to your house. (Pro tip – Coastal Roofing Pros places a priority on fast response times and same-day appointments whenever possible.) If the leak is substantial, call us right away – we are always available to come do a quick tarp job in cases of emergency.

ALL THE LIGHT YOU CAN SEE

Take a trip up to your attic on a sunny day and check for any signs of light coming through. If you can see daylight, you’ve got a leak! Also check your attic ceiling and rafters for stains, streaks, and water marks.

CHECK YOUR RECORDS

Pull out your installation paperwork and verify the installation date and the warranty term. If your roof is over 15 years old, or you are coming up on the end of your warranty period, you might want to start thinking about replacement.

SAD SHINGLES

Check the exterior of your roof for buckling, curling, or cracking shingles. A happy and well-functioning shingle lies flat. Tiny divots or holes are usually signs of hail damage. These should also be checked by a licensed roofing contractor.

Check for curling and cracking roof shingles.
Curling roof shingles are a sure sign of trouble.

COMPROMISED FLASHING

Flashing is the sealer that helps keep water out wherever the roof has joints or meets another part of the house. If that flashing is cracked or damaged, you’ve got problems. Your roofer may be able to repair the flashing without involving the roof if you catch the problem quickly.

DROOPY ROOF SYNDROME

If your roof is drooping or sagging, you’ve probably got an issue with rot. This needs attention right away!

GATHERING MOSS

You don’t want to see any of this green stuff on your roof, as it’s a sign of excess moisture and possible mold. You should keep your roof clear of moss, algae, and other plant life to ensure optimal roof health.

Moss and algae are signs of excess moisture issues on the roof.
Even the best green thumb gardener should avoid growing plants on the roof.

BALD IS NOT BEAUTIFUL (FOR YOUR ROOF)

If you’ve got asphalt shingles, beware of bald spots where the granules have disappeared. Bald shingles will not offer the protection your home needs, and are more likely to suffer damage in storms and wind.

SPIKING ENERGY BILLS

If your energy bills seem excessive, your aging roof may be a contributor. An old roof loses some of its insulating properties, increasing the load on your HVAC system.

KEEPING UP WITH THE JONESES

If you live in a subdivision with homes that were built in the same time frame, keep an eye on your neighbors. If you see a pattern of new roofs popping up, it might be time to take a harder look at yours. Your neighbors’ homes will have experienced the same weather patterns and aging process as yours, so it’s reasonable to expect your roof to age similarly.
